Espinoza Chavez Construction is a licensed commercial general contractor serving Dallas, Fort Worth, and the entire DFW metroplex. We build ground-up commercial projects from raw dirt to certificate of occupancy, and we also finish out leased spaces and renovate existing buildings. Yes, we do new builds. Ground-up commercial construction is a core part of what we do: free-standing retail pads, office buildings, warehouses, industrial facilities, shell buildings, and restaurant structures. We handle site work, foundation, structural steel or wood framing, envelope, MEP rough-ins, and the full interior buildout. If you have a dirt lot and a set of plans, we can build what goes on it.

On the tenant side, we handle tenant finish-outs and tenant improvements across the full range of commercial property: office buildouts, retail buildouts, medical and dental offices, restaurant and food service construction, and warehouse or light industrial fit-outs. We work within landlord build-out allowances and coordinate directly with property management on anything that touches base-building systems.

Commercial construction demands a different level of coordination than residential work. ADA compliance, ADA upgrades to existing spaces, commercial electrical loads, commercial HVAC, fire suppression, and health department approval on restaurants all require specialized licensing and experience. We coordinate every commercial trade in-house and do not pass your project to subcontractors we have not worked with before.

We also handle commercial renovations, modernizing existing office, retail, and industrial buildings without the cost of a full rebuild. Reskinning storefronts, reconfiguring floor plans, upgrading restrooms to current ADA standards, and replacing aging MEP systems are all routine for us.

Every commercial project gets a detailed weekly progress report, a hard schedule built backward from your opening or move-in date, and a site superintendent who runs the job daily.
