Foundation work in Dallas-Fort Worth covers both ends of a home's lifetime: the brand-new foundation that gets a house out of the ground correctly, and the repair work that keeps an older foundation from failing. Espinoza Chavez Construction does both. New Foundation Construction covers conventional slab-on-grade foundations, post-tension slabs, pier-and-beam foundations, stem-wall foundations, and monolithic pours for residential and commercial new builds. For every new foundation we do proper site preparation: soil analysis, sub-base compaction, vapor barrier, appropriate rebar or post-tension cable layout, plumbing rough-in coordination with our in-house plumbing crew so nothing gets forgotten under the slab, and a correct 4,000 to 5,000 PSI mix for the Texas climate. A new foundation that is poured correctly the first time avoids almost every common repair problem we see on older homes.

Foundation repair in Dallas-Fort Worth is not optional maintenance on existing structures. It is a structural necessity. The expansive clay soil under most of North Texas swells in wet seasons and shrinks in drought, and that cycle puts enormous pressure on slabs, piers, and beams. Sticking doors, cracked drywall, separating trim, sloped floors, and gaps around window frames are rarely cosmetic issues in DFW. They are early warnings that the foundation is moving, and ignoring them costs more every month.

Slab Foundation Repair is the most common work we do in DFW. Post-tension and conventional slabs crack and settle when soil moisture swings. We install interior or exterior concrete pressed piers or steel piers depending on depth to load-bearing strata, lift and level the slab with hydraulic jacks, and secure the structure with proper shimming. Where slab cracks have allowed water intrusion, we seal and stabilize so the damage does not recur.

Pier and Beam Foundation Repair is common in older Dallas homes, pre-1960 builds in East Dallas, Oak Cliff, and parts of Fort Worth. We replace rotted or settled piers, sister-sister compromised joists, shim beams back to level, and address the moisture issues in the crawl space that caused the failure in the first place. Half-measures on pier and beam work come back within a few years. We do it once.

Concrete Pressed Piers are our go-to for most residential slab foundations in North Texas. They are driven to refusal using the weight of the home, typically reaching 8 to 20 feet of depth. They work well in the clay conditions common in Dallas, Fort Worth, Plano, Frisco, and Arlington and they cost less than steel on most jobs.

Steel Piers are the right call for deeper piers, heavy commercial loads, or homes with unusually soft upper soil. Steel piers are driven hydraulically to load-bearing strata or to refusal, which often exceeds 30 feet in some DFW locations. They carry a lifetime warranty from most manufacturers and we pass that warranty directly to the homeowner.

House Leveling is the lifting and shimming phase of the job. After piers are installed, we use synchronized hydraulic jacks to raise the structure back to level in controlled increments, monitoring interior drywall and exterior brick for stress. Done right, leveling closes doors that were sticking, reduces drywall cracking, and restores the home to a sound structural state. Done wrong, it creates new cracks and voids any warranty.

Foundation Crack Repair covers hairline cracks in new slabs (usually curing shrinkage, sealable), structural cracks in existing slabs (requires pier stabilization), and cracks in stem walls or piers on pier-and-beam homes. We diagnose the cause before we seal anything. A sealed structural crack that is still moving is a waste of money.

Drainage Correction is the step most foundation companies skip. A foundation sits on soil, and if water is pooling against the perimeter or standing in the yard, the foundation will move again no matter how many piers you install. We grade soil away from the perimeter at the correct slope, install French drains where needed, redirect downspouts and gutters, and address hardscape drainage issues. Foundation work without drainage correction is temporary.

Root Barriers prevent large trees from pulling moisture out of the soil directly under the foundation during Texas summers. Tree root activity is a primary cause of foundation movement in older Dallas neighborhoods with mature oaks, pecans, and elms. We install vertical root barriers where root intrusion is the root cause of settlement (no pun intended), not just a symptom.

Free Foundation Inspections are standard on every project. We walk the interior and exterior, take elevation readings with a laser level, document cracks and movement, and give you a written scope with a fixed price. We do not recommend piers you do not need. If the movement is within normal range for DFW soil conditions and your home does not need repair, we will tell you so and move on.
