5 Signs Your HVAC System Needs Replacement

Most DFW homeowners wait too long to replace an HVAC system. Here are five signs that repair is no longer the answer and replacement is the smarter investment.

In the Dallas-Fort Worth climate, your HVAC system is not optional equipment. Summers push well past 100 degrees, and a failing air conditioner is a genuine health risk, not just a comfort issue. Knowing when to stop repairing and start replacing saves money in the long run and avoids the worst-case scenario of a complete system failure in July.

Sign 1: The System Is Over 15 Years Old

Most residential HVAC systems have a service life of 15 to 20 years under normal conditions. In Texas, where systems run harder and longer than in cooler climates, that lifespan often runs shorter. If your system is approaching or past 15 years, even minor repairs should prompt a conversation about replacement.

An older system that still runs may be costing you significantly more in electricity than a new unit would. Modern HVAC systems are dramatically more efficient than systems manufactured even 10 years ago. The monthly savings from a new high-efficiency unit often offset a meaningful portion of the replacement cost over time.

Sign 2: Frequent Repairs in the Last Two Years

One repair is a repair. Two or three repairs in a two-year window is a pattern. When your HVAC system requires repeated service calls, you are effectively paying for a new system in pieces while still living with an unreliable old one.

A useful rule of thumb: if a repair costs more than half the value of the remaining useful life of the system, replacement is usually the better financial decision. An HVAC technician can help you calculate this, but be wary of one who always recommends the more expensive option.

Sign 3: The System Uses R-22 Refrigerant

R-22, also called Freon, was phased out in the United States at the start of 2020. Systems that use R-22 can no longer be refilled with new refrigerant when they develop leaks, only with reclaimed stock, which is increasingly expensive and scarce. If your system uses R-22 and has developed a refrigerant leak, replacement is almost always the right choice. Continuing to repair an R-22 system is like putting expensive fuel in a car that needs to be replaced.

Sign 4: Uneven Temperatures and Comfort Issues

A properly sized and functioning HVAC system should maintain consistent temperatures throughout the home. If certain rooms are always too hot or too cold, or if the system runs constantly without reaching the set temperature, something is wrong. The cause could be a failing system, improperly sized equipment, duct problems, or insulation issues. A proper diagnostic will identify the root cause, but if the system itself is the problem, replacement may be the only real solution.

Sign 5: Your Energy Bills Are Climbing

An HVAC system that is losing efficiency draws more power to produce the same output. If your utility bills have been creeping up over the last few years without a corresponding change in usage patterns, the HVAC system is a likely contributor. A new system can reduce cooling and heating costs by 20 to 40 percent in some cases, depending on the age and condition of what is being replaced.

What to Do Next
