Working across the Dallas-Fort Worth metroplex day after day gives you a clear picture of where homeowners are investing their renovation budgets. Some trends are specific to the Texas climate. Others reflect national shifts in how people use their homes. Here is what we are consistently seeing in 2025.

Outdoor Living Spaces

Texas weather, despite the heat, creates a long outdoor season that DFW homeowners want to maximize. Covered patios, outdoor kitchens, fire pit areas, and pergola structures are among the most requested projects we receive. The investment in outdoor living consistently delivers strong return, both in daily use and in resale value.

Outdoor kitchen installations have grown significantly. Homeowners are not just adding a grill, they are building full outdoor kitchen setups with refrigerators, sinks, built-in grills, pizza ovens, and seating areas designed for year-round use. The concrete and masonry work that supports these spaces is a significant investment done right.

Energy Efficiency Upgrades

Texas electricity bills are a significant expense, and DFW homeowners are increasingly investing in upgrades that reduce them. HVAC replacement with high-efficiency systems, improved attic insulation, radiant barrier installation, and window replacement with low-E glazing are all common requests. The combination of these upgrades can reduce cooling costs by 25 to 40 percent in some homes.

Solar installation interest has grown, though many homeowners are starting with the efficiency upgrades that make solar more cost-effective before adding panels. A well-insulated, efficient home needs a smaller solar system to offset its energy use.

Kitchen Renovations

Kitchen remodels have been the leading renovation category for years, and that has not changed. What has shifted is the style direction. Open-concept kitchens remain popular, but the aesthetic has moved away from all-white toward warmer tones. Two-tone cabinet designs, warm wood accents, and stone countertops with visible veining are showing up in most of the kitchens we are building now.

Functional improvements are also driving kitchen remodels. Better storage, larger islands designed for meal prep rather than just eating, and pantry expansions are priorities for families who use their kitchens heavily.

Bathroom Upgrades

Master bath renovations continue to be strong. Walk-in showers with frameless glass enclosures have replaced jetted tubs in most of the projects we see. Heated tile floors, which are well-suited to the few cold months DFW experiences, are increasingly common in master baths.

Secondary bathrooms are also seeing more investment. Updating a guest bath or children's bathroom adds disproportionate value relative to cost compared to most other renovations, particularly in neighborhoods where the comparable homes have been updated.

Multi-Use and Flex Spaces

Dedicated home offices, workout rooms, and flex spaces that serve multiple purposes are driving additions and remodeling projects across DFW. The post-pandemic shift toward remote and hybrid work has made dedicated home office space a priority for many buyers and homeowners, and it affects renovation decisions accordingly.

Garages are also being converted or upgraded more frequently. Climate-controlled garages, epoxy floors, and built-in storage systems are common requests for homeowners who work from home or pursue hobbies that require a well-organized space.
